Housing Occupancy and the Short Term Rental Market

The proliferation of the short-term rental market has been exacerbated by new rental portals such as Airbnb and BRBO which have flooded the residential market. Renters in major cities have found it difficult to find rentals not only because of heightened rent prices, but also a drop in rentals that are available on the market. The reduction of this supply has been largely due to homeowners converting what would be more permanent rental spaces into short-term rentals used by vacationers, people on business trips, and what would otherwise be traditional hotel-centric guests.

Nashville is not immune to these changes. In fact, because of its major tourist industry, Nashville's residential neighborhoods have seen a hightened level of short-term conversions affecting rental supply on a level higher than average for other similar-sized metropolitan areas. Municipalities across the nation are dealing with this influx of short-term rentals in various ways depending on many factors related to the nature of the city itself. In order to address the affordability as well as supply of rental properties for the city's inhabitants, this map seeks to contextualize the current occupancy rate in relation to the influx of available short-term rentals from Airbnb.
